A Phase I recommending further assessment is the most common source of delay. Older tanks, aging dispensers, canopy condition, or failing coolers can also change your capital plan sharply after the price was agreed.
Order environmental screening immediately and inspect the hardware early with someone who knows fuel equipment. Where findings arise, renegotiate price or holdbacks with documentation rather than walking or hoping.
Assumed contracts, staffing, and confidentiality
Assumed supply agreements can carry unfavorable pricing, minimum volumes, image loan balances, or a supplier right of first refusal that must be cleared. Any of those can reset the economics or the availability of the deal.
Staffing is the quiet one. Because corporate sales are usually confidential, employees may learn late and leave, and a station without trained staff on day one is a real operating risk.
