How to Buy a Gas Station in Florida Without Overpaying

A gas station is three assets wearing one address: the real estate, the fuel business, and the contract that supplies the fuel. Buyers who price only one of the three are the buyers who get surprised after closing. Here is the order we work through on every station we sell.

Separate real estate value from business value

Value the dirt and the improvements against comparable corridor sales, then value the operation on its own cash flow. If the seller is asking a price that only works when both are stacked on top of each other, you need to see why the corridor supports it. On a leased site, the rent and the remaining term set the ceiling on what the business is worth.

Verify gallons, margin, and inside sales

Ask for monthly fuel volumes, the cents-per-gallon margin the operator actually keeps, and inside sales split by category. Beer, tobacco, lottery, and food service behave very differently from fuel, and a station with flat gallons but strong inside sales can be the better buy.

Read the fuel supply agreement before you sign anything

Remaining term, branding obligations, minimum volume commitments, image requirements, and any right of first refusal all travel with the site. A supply agreement with years left and an image upgrade clause can quietly add capital cost to your first year of ownership.

Treat tanks and environmental status as a real line item

Tank age and construction, dispenser condition, canopy and lighting, and the site's environmental file drive both your capital budget and your lender's comfort. Order the Phase I early. If it recommends further work, get the scope and cost in writing before you commit to a closing date. Environmental conclusions come from your consultant, not from us.

Line up financing before you go under contract

Fuel deals are underwritten by a small pool of lenders who understand tanks and environmental risk. Getting your lender involved before the offer keeps the deal on schedule and keeps you from renegotiating price after an appraisal or environmental report lands.

Additional Off-Market Gas Stations Are Available to Qualified Buyers

A large share of Florida gas station sales never reach a public listing site. Owners do not want employees, fuel suppliers, landlords, or competitors to find out they are selling, so those stations are shown quietly to a short list of qualified buyers under NDA — like the Jacksonville opportunity shown above.

Tell us the counties you want, the price range you can fund, whether you need the real estate or will operate on a lease, and whether you want branded or unbranded. We will match you against what we are working on and call you when something fits, instead of sending you every listing in the state.
