Insurance is the item most gas station sellers address in the final week, which is exactly when it causes problems. Coverage does not automatically follow the property, and a gap of even one day is a real exposure.
This is how coverage is handled at a fuel retail closing, what transfers, what does not, and who to call.
What Transfers and What Does Not
Commercial general liability, commercial property, business interruption, garage keepers, workers compensation, and commercial auto policies are generally not assignable to a buyer — the buyer binds its own coverage effective at closing and the seller cancels or endorses its policies the same day.
Pollution legal liability and storage tank third-party liability policies are the exception worth attention: some carriers will endorse a new named insured, add the buyer, or extend a tail. Financial responsibility for tanks under FDEP and EPA rules must be in place in the new owner's name from day one, and proof is typically a closing condition.
The Closing Insurance Checklist
Buyer's certificate of insurance naming the lender and, if applicable, the landlord and fuel supplier as additional insured or loss payee. Evidence of UST financial responsibility. Confirmation that the fuel supply agreement's insurance minimums are met. Seller's cancellation effective after the closing hour, not before. Tail or extended reporting coverage on claims-made policies.

Who Provides These Services
Specialty petroleum marketing insurance programs and independent agencies with convenience store books handle most Florida fuel sites; several carriers write dedicated storage tank pollution products. Your agent should be able to bind a fuel site with two weeks' notice and issue certificates the day before closing.
