Four categories do most of the volume: national SBA-preferred lenders with dedicated convenience and fuel retail teams, regional and community banks that know their local market and will look at older sites others reject, credit unions serving business members on smaller deals, and non-bank specialty finance companies that price higher but tolerate more environmental and credit complexity.

Approach three to four lenders simultaneously with the same complete package: your financial statement and returns, resume, proof of funds, and the deal file including supplier gallon reports, financials, contracts, and tank compliance history. Lenders respond to organized files with speed and better terms.

Compare on six dimensions, not just rate: down payment required, amortization, prepayment penalty, personal guarantee and collateral scope, environmental conditions to funding, and realistic timeline to close. A slightly higher rate with 25-year amortization and no prepay commonly beats a cheaper five-year balloon.

What Makes a File Fundable

Lenders fund documented cash flow, defined environmental risk, and a credible operator. That means reconciled revenue, a Phase I in hand, a plan for any recognized environmental condition, an assignable or renewable fuel supply agreement, adequate remaining lease term or fee-simple ownership, and reserves beyond the down payment.
