How To Evaluate a Gas Station For Sale By Owner

Evaluating a for-sale-by-owner station means doing the work a listing broker would normally have done — verifying the story, the site, and the paperwork before you commit real money.

Qualify Before You Tour

On the first call, establish: is the real estate included or is this a leasehold, what are annual gallons and inside sales, what is the fuel brand and who supplies it, why is the owner selling, is there any known environmental issue, and what is the asking price and how was it set.

Half of owner listings fall away on those six questions. The ones that survive deserve a site visit at multiple times of day so you can see actual traffic, staffing, and condition rather than the photograph.

Verify the Site and the Story

Physically assess tanks and their age and material, lines and leak detection, dispenser count and EMV compliance, canopy and lighting, paving, cold vault and cooler ages, restrooms, roof, and any car wash equipment. Get written repair quotes for every deficiency.

Then verify externally: traffic counts, competitors within a mile, zoning and any nonconforming use, pending road work or development, and the environmental agency file for the facility including tank registration, testing records, and any discharge reports. The file, not the seller, tells you the environmental truth.

Contracts, Team, and Decision

Read the fuel supply agreement, any lease, service and equipment contracts, franchise or brand agreements, and employment arrangements. Confirm what transfers, what needs consent, and what terminates on sale.

Then decide with a team: a transaction attorney, an accountant who understands fuel retail, an environmental consultant, and qualified equipment inspectors.
