Reading Listings for Corporate-Owned Gas Stations in FL

A corporate gas station listing in Florida usually arrives as a one-page flyer or a short offering summary. It looks like a lot of information. It is actually a marketing document with the hard questions left out.

Learning to read one quickly saves weeks. The goal is to decide within a few minutes whether the site deserves an NDA and a request for real operating data.

What the numbers on a flyer usually mean

Monthly gallons are often shown as a recent average, which can hide seasonality or a construction detour. Inside sales may be presented as gross revenue rather than gross profit, and those two numbers behave very differently once you back out cigarettes and lottery, which carry thin margins.

Cap rates on corporate flyers are frequently calculated on projected or normalized income rather than trailing actuals. Always ask which one you are looking at and ask for the trailing profit and loss statements behind it.

What is almost always missing

Tank age and construction, the remaining term and pricing of the fuel supply agreement, any outstanding image loan balance, current environmental status, deferred maintenance on dispensers and canopy, and whether the real estate is included or leased. Those items decide the deal, and none of them fit on a flyer.

A missing detail is not a red flag by itself. Corporate sellers withhold specifics until an NDA is signed for legitimate confidentiality reasons, especially when staff do not know the store is for sale.

Turning a listing into a real evaluation

Ask for three years of financials, twelve to twenty-four months of gallon and inside-sales detail, the supply contract, the tank registration and compliance records, and any environmental reports. If the seller will only provide a subset, note which subset, because that tells you where the sensitivity is.
