The right questions early save months of wasted diligence. A focused seller conversation reveals whether the earnings are real, whether the site is clean, and whether the deal can actually close.
Use this as a question set for your first substantive call with a gas station seller.
Fuel and Supply
Ask for monthly gallons by grade for three years, the current supply agreement and its remaining term, the margin achieved per gallon, whether any image loan balance remains, and whether the brand has issued image or equipment requirements.
Ask who owns the dispensers, canopy, and tanks, and whether any equipment is under a supplier program that must be assumed or repaid at closing.
Store, Staffing, and Operations
Ask for inside sales by department, lottery and money order commissions, alcohol and tobacco license status, POS reports, food or QSR arrangements, and car wash revenue and maintenance history.
Ask how many hours the owner and family work, who the key employees are, whether they will stay, and what wages the buyer will actually have to pay.
Property and Environment
Ask tank age, construction, and testing history; whether there are open or closed environmental cases; whether any prior release occurred; whether state cleanup program eligibility exists and transfers; and when the tanks were last tightness tested.
For leased sites, ask for the lease, remaining term, options, rent escalations, assignment terms, and whether the landlord has consented to a sale before.
Motivation, Price, and Process
Ask why they are selling, how the asking price was set, whether the site has been on the market before, whether they will consider seller financing or a transition period, and what timeline they need.
Then ask what they think a new owner should fix first. The answer is often the most honest part of the call. Florida buyers can call The Gas Station Group at (305) 518-1545; all transactions are brokered through Fausto Commercial.
