Why Public Listings Are Thin
Sellers withhold detail deliberately. Employees, suppliers, and competitors read the same marketplaces, and a public P&L tells a competitor exactly how much fuel margin to attack. Confidentiality is a pricing decision, not evasion.
That means the public ad is a screening tool only. Never form a value opinion from headline revenue and never assume the absence of detail signals a problem.
Getting to the Real Numbers
Sign the confidentiality agreement, provide proof of funds and a short buyer profile, and request the offering memorandum. A well-prepared package includes monthly gallons, fuel margin history, inside sales by department, payroll, rent or debt service, and normalized earnings with itemized add-backs.
If a seller or intermediary will not produce that after an NDA, treat the file as unprepared rather than as a bargain and move on.
Where Detailed Files Exist
Business-for-sale marketplaces, commercial real estate platforms, and specialist intermediaries all list stations, but the depth of the underlying file varies with who prepared it. Listings from advisors who work fuel retail routinely include supplier statements and POS reports; general-practice listings often do not.
Off-market inventory is another source. Many stations trade before they are ever advertised, which is why buyers register their criteria with specialists rather than only refreshing search pages.
Verify What You Receive
Reconcile the summary against source documents: fuel supplier invoices for gallons, POS department reports for inside sales, tax returns for the bottom line, and bank statements for deposits. Numbers that only exist in a spreadsheet are not numbers yet.
