What Creates Deal Supply
Three forces produce listings: population and vehicle miles traveled, which create the volume in the first place; ownership fragmentation, since markets dominated by independent single-site owners turn over far more often than consolidated ones; and operator demographics, because retirements drive a large share of transactions.
Corridor geography adds a fourth. States carrying heavy interstate freight and tourism traffic support high-gallon sites that would be impossible in a purely residential trade area.
The Markets That Consistently Produce Listings
Large, car-dependent, high-growth states generate the most activity — Texas, Florida, California, Georgia, and the Carolinas among them, with heavy corridor volume through the Southeast and Southwest. The Northeast produces high-volume urban sites with strong inside sales but tighter land and higher prices.
Midwestern and interior markets often show better price-to-earnings but lower absolute gallons, and consolidated chain ownership in some states reduces the number of independent sites reaching the market at all.
Choosing a Market, Not Just a Site
Deal supply matters less than fit. Evaluate state fuel tax and regulatory burden, environmental program structure and cleanup fund availability, licensing complexity for alcohol and lottery, labor availability and wage levels, insurance and storm exposure, and how competitive the fuel pricing environment is.
