Direction matters too. Morning commuter flow on the going-to-work side supports coffee and prepared food, while the evening side supports fill-ups and larger baskets. A site that only captures the wrong-direction flow underperforms its traffic count.
Trade area, competition, and use type
Rooftops, daytime employment, schools, hospitals, and industrial or distribution activity all shape the customer base. Interstate exits in Florida and tourist corridors behave differently again, leaning on brand recognition and transient volume rather than repeat local traffic.
Then look at competition. A new high-volume competitor with a strong food program and cheaper street pricing can reset volume in a corridor within months. Count the competing sites, note their brands and forecourt size, and ask what has opened or is permitted nearby.
Physical site attributes that carry value
Lot size, stacking room, truck accessibility, number of fueling positions, canopy size, room for a car wash or additional use, and zoning flexibility all affect value because they affect throughput and future options. Excess land can carry separate value for a pad or expansion.
