Inspection Checklist for a Bank Owned Gas Station

A physical inspection of a bank-owned station tells you what the reopening budget really is. Sites that sat idle deteriorate in specific, predictable ways, and each item on this list has a price.

Walk the site with this checklist and a contractor, not alone.

Forecourt, Tanks, and Dispensers

Check dispenser condition, hoses, nozzles, breakaways, meters, card readers and EMV compliance, and whether units are repairable or obsolete. Inspect sumps and under-dispenser containment for standing product or water, spill buckets, fill ports, vents, and the automatic tank gauge console.

Verify tank age, material, and testing history from the state file, then commission tightness and line testing plus a cathodic protection survey. Note canopy structure, deck condition, lighting, and pavement cracking or settlement around tank fields.

Building and Systems

Inspect roof, structure, and water intrusion; HVAC; electrical panels and the fuel controller; plumbing and restrooms; coolers, walk-in refrigeration, and compressors; freezer condition; and any food service or kitchen equipment and exhaust systems.

Idle buildings commonly show failed refrigeration, dead compressors, rodent damage, mold from disabled HVAC, and vandalized copper and wiring. Test everything that should turn on.

Site, Access, and Compliance

Review parking layout and truck circulation, curb cuts, signage structures and pylon condition, drainage, retaining walls, fencing, lighting levels, ADA parking and restroom compliance, and security systems and cameras.

Photograph code enforcement issues — overgrowth, debris, graffiti, boarded openings — since open municipal cases must be cured before licensing.
