There is no single average price for a convenience store with fuel pumps in Florida — but there are reliable ranges, and they are driven by four measurable inputs: monthly fuel gallons, inside sales, whether real estate is included, and environmental status.
This guide explains the price ranges Florida buyers actually encounter, the multiples behind them, and how to sanity-check an asking price in minutes. For a deeper method, read our Florida gas station valuation guide.
The Ranges Buyers See in Florida
Business-only deals — where the buyer takes over a lease and the operation without owning the land — commonly trade in the low hundreds of thousands to roughly $1 million, priced primarily off adjusted cash flow. Fee-simple stations with land, building, canopy, and tanks included usually run from about $1.5 million into the $4 million range in secondary Florida markets.
Urban South Florida sites with strong traffic counts, larger stores, and redevelopment potential regularly exceed $4 million, and high-volume locations near interstate interchanges or in Miami-Dade, Broward, and Palm Beach can price well above that on land value alone. Truck stops and travel centers are their own category and are underwritten separately.
The Multiples Behind the Price
Operating businesses are typically valued at roughly three to four and a half times seller's discretionary earnings, with the higher end reserved for clean books, a long remaining lease or owned real estate, favorable fuel supply terms, and a modern store. Real estate is layered on separately at a market cap rate.
Investment-grade NNN-leased stations are valued on cap rate rather than earnings multiple, generally in the mid-five to low-seven percent range in Florida depending on tenant credit and remaining term. If a listing quotes both a cash-flow multiple and a cap rate, make sure the same income is not being counted twice.
What Moves a Price Up or Down
Price premiums come from verifiable gallons above 100,000 per month, inside sales above roughly $80,000 monthly, food or car wash income, owned real estate, a corner location with two access points, and tanks under twenty years old with clean compliance records.
Discounts come from unreported cash sales, expiring leases, aging steel tanks, open FDEP cases, deferred canopy or dispenser upgrades, and image commitments coming due. Each of these is quantifiable — insist on translating a concern into a dollar figure rather than a vague haircut.
