Stage One — Qualify the Seller and the Site
Establish three things on the first call: whether the real estate is included, whether the seller has an active fuel supply agreement and how long it runs, and whether the tanks are steel or fiberglass and what year they were installed.
Then confirm the seller's motivation and timeline. Owners who say they will sell at the right price but have no reason to move rarely close.
Stage Two — Build Your Own Valuation
Request trailing twelve or twenty-four months of fuel volume reports from the supplier, inside sales by department, lottery and ATM commissions, and either the lease or the property tax bill. Underwrite fuel margin separately from inside margin.
Because there is no seller-side broker to defend the price, your number and your evidence are the negotiation.
Stage Three — Contract and Diligence
Use Florida-specific commercial purchase documentation prepared by counsel, with an inspection and environmental period, financing contingency, license and permit transfer contingency, and fuel supply assignment language. Never sign a seller's handwritten one-page agreement.

Stage Four — Financing and Closing
Owner-direct deals still finance normally, but lenders want the same package a broker would have produced. Prepare it yourself early so the appraisal and environmental reports do not blow your closing date.
Coordinate license transfers, fuel supply assignment, inventory count, and fuel-in-tank measurement for the day of closing.
