Arrangements vary. A buyer-side broker may be compensated by the seller through a cooperating fee negotiated at the outset, by the buyer under a buyer representation agreement, or through a flat consulting fee on advisory-only engagements.

Clarify this before you tour anything, and put it in writing. An owner seller who has not budgeted a commission needs to know early whether the buyer's advisor expects to be paid from proceeds or separately.
