Two stations with similar asking prices can be completely different investments. The difference is usually location mechanics and on-site amenities — the things that determine how many cars actually turn in and how much each one spends.

Location Factors That Decide Volume

Traffic count on the primary road and the direction of the dominant commute. Corner position versus mid-block. Signalized intersection access. Number and quality of curb cuts, and whether a median blocks turns. Speed limit, because high-speed corridors need earlier visibility. Visibility of the price sign from both directions.

Then the trade area: daytime population, residential density, employment centers, schools, and the count and strength of competing stations within one and three miles. A new high-volume competitor within a mile can reset a site's economics permanently.

Amenities That Change the Income Mix

Score every shortlisted listing on the same criteria — traffic, access, competition, gallons, inside sales, store condition, tank age and compliance status, amenity mix, brand terms, and price per gallon of monthly volume. Weight them by what matters to your strategy.

A scorecard exposes what the listing photos hide and prevents you from anchoring on the first site you liked. It also gives your lender a coherent story about why you chose this one.

Where Platform Data Runs Out

Listing platforms will not tell you turn-in behavior, queue length at peak, whether the canopy lighting is dim at night, or how the store smells. Visit the shortlist. Then confirm tank age and environmental status from state records before ranking anything highly.
