Lee County County • Southwest Florida
A gas station business valuation across Lee County, Florida separates two values: the real estate, priced on corridor quality and cap rate, and the operating business, priced on fuel gross profit plus inside-sales gross profit less operating expense. Environmental status and fuel supply terms adjust both. Led by Bobby Berrido, CCIM, CMAA. All transactions are brokered through Fausto Commercial.

Confidential outreach for Florida gas station, c-store, truck stop, and fuel real estate. A specialist responds within one business day.
(305) 518-1545Owners across Lee County, Florida usually ask a single question — what is my station worth? The answer is two numbers, not one, because the dirt and the business are bought by different buyers using different math.
Lee County valuations reflect local conditions: residential growth (fastest-growing large city), waterfront residential, and RSW airport, corridor position on Pine Island Rd and Del Prado Blvd, and I-75 access.
A valuation prepared before a listing also protects the seller. It sets a defensible ask, anticipates lender and buyer objections, and prevents a retrade three weeks into diligence.

What We Broker
A written, defensible value range for your Lee County station or store, built from your actual gallons and inside sales.
We split the two so you can evaluate a sale of the property, the business, or both together.
Remaining term, gallon commitments, and unamortized image loans change value materially before a buyer ever tours the site.
UST age, tank testing, and FDEP discharge history are priced into value rather than discovered late in diligence.
Inside-sales gross profit by department, permit status, and occupancy terms for c-stores with or without fuel.
Confidential seller representation across Lee County, Florida, from pricing through closing.
We value Lee County fuel businesses in three separated parts: the real estate (comparable improved fuel-site sales, or capitalized fair market rent), the fuel business (sustainable gallons times sustainable cents per gallon), and the store (inside-sales gross profit less the cost to operate it). Adding three defensible components is more accurate than borrowing a blended multiple from an unrelated deal.
Adjustments follow: supply agreement term and image loan balance, tank age and FDEP compliance history, environmental case status, corridor access on Del Prado Blvd, deferred maintenance at bid cost, and unverifiable cash income excluded rather than discounted.
Every Lee County opinion of value is then tested three ways — debt service coverage at realistic acquisition terms, price per gallon against comparable fuel-site sales, and how much of the price the real estate alone supports if the business underperforms.
Lee County demand is visitor-weighted, which changes how a site should be underwritten. Peak-season gallons on Pine Island Rd can run well above shoulder-season volume, so pricing off a twelve-month average understates a strong site and overstates a weak one. We model high season, low season, and a blended year separately, then price off the sustainable blend.
Visitor-driven stores also skew the inside-sales mix toward beverage, snacks, and single-serve items rather than the tobacco and multi-pack basket of a commuter store. That mix carries better gross margin but more revenue volatility, and lenders discount it accordingly. Hurricane-season disruption, insurance cost, and windstorm deductibles belong in the Lee County expense model, not in a footnote.
Lee County, with about 521,910 residents, is a major-metro Florida market. Activity concentrates on Pine Island Rd and Del Prado Blvd, with regional throughput on I-75, US-41, and I-75 (via Veterans Pkwy). County averages hide wide spreads — core corridors and outlying trade areas clear at very different multiples.
Pricing across Lee County is decided by who is bidding. Operators pay for throughput and store profit, jobbers pay for future gallons through their rack, net-lease and 1031 buyers pay for durable rent, and developers pay for the land. Running a targeted process against all four is how a seller finds the top of the range instead of the first number offered.
Every Lee County engagement stays confidential — blind teaser first, NDA-gated package second, and no public listing unless the owner asks for one. All transactions are brokered through Fausto Commercial.
Valuation
The real estate component is capitalized from market rent for a fuel-use property on a Pine Island Rd corner. The business component is built from trailing fuel gallons at a normalized cents-per-gallon, plus inside-sales gross profit by department, less realistic operating expense including a market-rate manager.
Four adjustments move the number most: remaining fuel supply agreement term and any unamortized image loan, UST age and FDEP discharge history, lease term and renewal options if the site is leased, and how verifiable the reported inside sales actually are.
Owner-reported cash sales that cannot be tied to POS records, deposits, and tax returns do not get credit from a buyer or a lender — which is the most common reason an asking price and an offer never meet across Lee County, Florida.
Buyers and operators searching Lee County usually widen the radius. These adjacent markets share the same corridors and buyer pool.
