Estimating revenue for a gas station with a convenience store means building it from unit economics, not from a seller's headline number. Two revenue engines run side by side, and they behave differently.

Here is how to model potential revenue for a fuel and convenience site.

Build the Fuel Side From Gallons

Start with monthly gallons, then apply a realistic net margin per gallon after credit card fees, freight, and any supply agreement costs. Fuel revenue is a large, low-margin number — modeling gross fuel dollars without margin is the most common estimating error.

Check gallon trend over thirty-six months and compare against corridor traffic counts and competition. A recent volume spike from a competitor's closure or construction detour is not a permanent baseline.

Build the Store Side From Traffic and Basket

Estimate fuel customers per month from gallons divided by average fill size, apply a store conversion rate, and multiply by average basket. Then apply gross margin by department — packaged beverages, beer, snacks, tobacco, and food service each behave differently, with tobacco high revenue and low margin and food service the reverse.

Add non-merchandise income: lottery commissions, ATM surcharge share, money transfer, air and vacuum, and car wash if present. Read convenience store revenue streams.

From Revenue to Real Earnings

Subtract labor and payroll taxes, utilities (significant in Florida cooling loads), credit card fees, maintenance, insurance, environmental compliance, rent or debt service, and shrink. What remains is what a buyer or lender will actually underwrite.
