Paid database screens are pre-diligence. Once you are under contract, order a Phase I Environmental Site Assessment from a qualified environmental professional, add Phase II subsurface testing if the Phase I identifies recognized environmental conditions, and get a tank tightness and equipment condition assessment. Add survey, title, zoning verification, and appraisal.
Only these carry professional liability behind them, and only the Phase I supports the landowner liability protections buyers rely on.
What No Report Will Tell You
Reports do not show you queue behavior at 7 a.m., whether the cold vault is failing, how the store smells, or whether the median across the street kills left turns from the busy direction. Visit the site at multiple times of day before you commit capital.
