How to Finance the Purchase of a Commercial Gas Station Property

Financing a gas station property is a specialized underwriting exercise. Lenders treat fuel sites as an environmentally sensitive, special-purpose asset class, which changes structure, documentation, and timeline.

The Loan Products That Fit

SBA 7(a) works for owner-operators acquiring the business and real estate together, typically up to $5 million with long amortization and modest equity. SBA 504 pairs a bank first mortgage with a CDC debenture for real-estate-heavy purchases. Conventional commercial mortgages from community and regional banks suit experienced operators with strong balance sheets.

Also available: credit union commercial lending, USDA Business and Industry loans in eligible rural areas, seller financing as a second position or bridge, and private or bridge debt for stabilization and repositioning.

Underwriting Realities for Fuel Sites

Expect ten to thirty percent equity depending on product and experience, a debt service coverage requirement generally in the 1.25x to 1.40x range, personal guarantees, a Phase I environmental site assessment and often a Phase II, a fuel-experienced appraiser, and lender review of the fuel supply agreement.

Assemble a lender package before you make offers: personal financial statement, three years of tax returns, resume of fuel or retail operating experience, business plan with pro forma, proof of down payment, and the target's financials once under NDA.
