SBA 504 pairs a bank first mortgage with a CDC debenture for real-estate-heavy purchases. Conventional commercial mortgages from community and regional banks suit experienced operators with strong balance sheets.

Underwriting Realities for Fuel Sites
Expect ten to thirty percent equity depending on product and experience, a debt service coverage requirement generally in the 1.25x to 1.40x range, personal guarantees, a Phase I environmental site assessment and often a Phase II, a fuel-experienced appraiser, and lender review of the fuel supply agreement.
