What Corporate Gas Stations Cost in Florida

Buyers want a price range, and any honest broker will tell you the range is so wide that quoting it is misleading. A small neighborhood site and a high-volume interstate station with a car wash are not the same asset class.

What is useful is the method. Price a specific site from its own components and you will be within range of where the market actually trades.

Why a single range does not exist

Value is driven by whether real estate is included, lot size and corner position, traffic counts and access, fuel volume and margin, inside gross profit, other income like car wash, brand and supply terms, tank age and construction, and environmental status.

Change any one of those materially and the number moves. A station with an assumed long-term supply agreement at unfavorable pricing prices differently than an identical site with a free market fuel purchase, even with the same gallons.

How to build a defensible number

Value the real estate as a commercial site using comparable Florida fuel property sales and, where applicable, supportable market rent capitalized at a market rate. Separately value the business on normalized trailing earnings with a multiple that reflects transferability and risk.

Then subtract required capital: tank work, dispenser replacement, canopy, image compliance, and any remediation. The result is your supported value, and the difference between that and the asking price is your negotiation.

What moves price at the negotiating table

Verified income beats projected income every time. Documented tank compliance and a clean or closed environmental file remove risk premiums. A short remaining supply term with flexibility can be worth more to an operator than a long locked contract.
