Rent-to-Gross-Profit Coverage on Florida Gas Station Leases

Rent coverage is the single fastest test of whether a leased Florida station or convenience store can work. If rent consumes too much of the site's gross profit, no amount of operational effort fixes it.

This article explains how to run the coverage test before signing a lease or buying a leasehold business.

Build Gross Profit First

Start with fuel gross profit — gallons multiplied by a realistic cents-per-gallon after freight and credit card fees, not the headline street margin. Then add inside-sales gross profit built from department-level margin rather than total store sales.

That combined figure is the pool from which rent, labor, utilities, insurance, maintenance, and profit must all be paid.

Test Rent Against That Pool

Subtract rent first, then the fixed operating costs the site cannot avoid. What remains is the operator's return. If that remainder is thin at current volume, the lease has no tolerance for a fuel price spike, a road construction project, or a new competitor.

Run the same test at reduced volume — a fifteen or twenty percent decline — to see whether the lease survives a bad year.

Escalations and Term Risk

A lease that works today can fail in year five under aggressive escalations. Model the rent schedule across the full term, including options, and compare it against a conservative growth assumption for gross profit.

Also confirm assignment rights. An operator who cannot assign has no exit and cannot monetize the business they build.

Who Pays for What

Coverage math breaks when unexpected capital costs land on the tenant. Confirm in writing who funds refrigeration, HVAC, roof, dispensers, canopy, and tank compliance before signing.
