Get the wash count history by month, membership counts and churn if a program exists, water and sewer costs, chemical spend, and the age and maintenance history of the tunnel or in-bay equipment. Equipment, Utilities, and Compliance

Inspect the conveyor or in-bay system, dryers, pumps, reclaim system, brushes or cloth condition, payment terminals, and vacuum equipment. Ask for the last two years of service invoices — recurring calls on the same component predict your first-year capital cost.

Confirm water reclaim capability and local discharge requirements, sewer surcharges, and whether the site's water pressure and supply are adequate at peak. In drought-sensitive jurisdictions, verify there are no seasonal restrictions that could suspend operations.

Lease Language for a Car Wash Site

Define explicitly who owns the wash equipment, who repairs and replaces it, and what happens if it fails permanently — does rent abate, or are you paying wash rent on a dead bay? Set a threshold above which the landlord funds capital replacement.
