Steps to Prepare a Gas Station for a Successful Sale

Preparation is what separates a station that sells at a strong multiple from one that sits, retrades, and closes late. Most of the value created in a gas station sale is created in the ninety days before the property is ever shown.

This is the practical preparation sequence, in the order it should happen.

Step One: Clean Up the Numbers

Produce three years of fuel volume by month, inside sales by department, lottery and ATM commissions, car wash and service revenue, and a normalized profit statement that separates owner compensation and personal expenses from true operating costs. Buyers underwrite what they can verify — POS reports, fuel invoices, and tax returns that reconcile to each other.

Step Two: De-Risk the Environmental and Compliance File
