Location and Demand Fundamentals
Traffic count and direction of travel, signalized access and ease of turn-in, corner versus mid-block position, visibility of price signage, competing stations within two miles, and the presence of demand generators such as employment centers, highway interchanges, schools, and residential density.
Zoning conformity and expansion capacity matter for exit value. A site that can add a car wash, food service, or additional dispensers has optionality that a constrained parcel does not.
Economics and Contracts
Monthly gallons and trend, fuel margin per gallon, inside sales and gross margin by department, labor cost, rent or debt service coverage, and normalized earnings after owner adjustments. Then the contract layer: remaining supply term, minimum volume commitments, unamortized image loan, equipment and ATM agreements, and any ground lease terms.

Tank age and construction, dispenser and canopy condition, EMV compliance, refrigeration and store build-out, roof and paving, FDEP discharge history, and license transferability. Each item is either a price adjustment or a post-closing capital plan — never a footnote.
