Buying a gas station in Florida means satisfying a set of registration, transfer, and consent requirements before you can legally sell fuel on day one after closing.

Entity, contract structure, and consents

Most buyers acquire through a Florida entity, often separating the real estate holding entity from the operating entity. Whether you buy assets or the entity itself changes which liabilities follow you, so that decision belongs to your attorney and accountant, not to a template.

Then collect consents: assignment of the fuel supply agreement, landlord consent if the site is leased, brand approval where a branded agreement continues, and any lender or franchisor consents. A supplier right of first refusal must be cleared before you spend money on diligence.

Fuel, tank, and regulatory registrations

Tank systems in Florida are registered and regulated at the state level, and ownership must be transferred into the new owner's name with compliance documentation in order. Fuel tax registration and reporting obligations also have to be established for the operating entity.

Alcohol in particular runs on its own timeline and quota rules in some Florida counties.
